@Reid Chauvin Reid, thank you for your help! I’m in Buffalo, NY. This tax year all properties should be on the return. I do have a co-signer and lots of reserves.

Any lender I’ve ever dealt with has only counted 75% of total rental income. I believe it’s even a rule with freddie or fannie. Not positive on that. Either way, the rental usually cancel each other out and are a wash, leaving only your w2 job to cover car loans, student loans mortgage. So essentially without a lender that can assist with a situation like mine, I would have to return to a career job for 2 years just to get approved and then quit. A big hassle.

@Ryan C.just looking for a mortgage lender for a primary residence, no dti requirement, non-traditional. Please just recommend a lender if you have one. I appreciate all the input but I’m just looking for that type of lender if one exists.

@Reid Chauvin thank you for your input. Unfortunately i need lender that doesn’t look at dti at all. There should be a lender that specializes in this stuff.

@Jay Hurston I’m not self employed, but I have a lot of real estate debt and banks will only use 75% of rental income so it’s almost a wash on paper. So my sole w2 income is about $20k a year, hardly enough to qualify for a traditional 400k mortgage. I have plenty of reserves.

I’m looking for input on where to go for a non-traditional mortgage for a primary residence. Traditional is a no go anyway what so ever due to dti. I’m selling my primary to move across the country.

@Russell Brazilian I will agree to disagree, because I will continue to discriminate against persons that abuse the emotional support animal scam. This has nothing to do with discriminated against the handicapped. Please… I am disabled. I know the rules. As previously stated, I am not referring to “service animals.” Both are entirely different things. And again, if it toots your horn, have fair housing come knock on my door. I welcome the conversation on abusing the esl. Scam all day long.

@Russell Brazil Hey Russel, I am openly admitting that I do not have to renew a lease. I do not have to give a reason. There is no requirement to renew a lease at the end of the term.

We are talking about emotional support animals, not specially trained dogs for sight or deafness.

Again, in my opinion, it’s the biggest scam going because it is mainly used to abuse the landlords rule of “no pets.” Do a quick google search and see the numerous companies that you can pay to write these ESL letters.

Next time, please don’t attack me on this forum for having an opinion. We are all entitled to them and if fair housing wants to come knock on my door because of my opinion, I welcome them. Happy New Years!

@Wendy S.sorry to chime in with just a comment, but I had to since I just went through this nonsense. The emotional support animal deal is the biggest scam around. Theres not much you can do except not renew their lease after the term. Good luck. Best wishes!
