Hi BP'ers!!

Try a local bank or portfolio lender. I ran into the exact same issue, and the smaller local banks were the answer.

They usually have no problem lending a smaller amount, and will often give you a construction loan as well if you're buying a vacant distressed property. 

This has happened to me before - in my case it was just an old school lawyer. You could always insist they use a tracking service when mailing for more accountability.
