Jarrod Weaver Thank you for that advice. I'll make sure to add that to my arsenal of information I'm reading/listening to! Justin Mynier Thank you for reaching out! I'd for sure be interested in meeting up sometime and discuss Wholesaling. I am available today and tomorrow this week. How do people arrange meeting up on here? Still relatively new to the community. And I am looking forward to sitting down with Matthew Teifke !

Coffee sounds great! Unfortunately I'm tied up with graduations both Thursday and Friday. I am free tomorrow or Wednesday if that works. Or perhaps next week.

Hi All,

Newbie investor here, looking to get my foot in the door into Real Estate Investing (primarily Wholesaling) in the Austin area. I have always had the interest as a native Austinite and seeing the city grow, but just recently for the past year been getting serious after reading multiple books/listening to podcasts.

I am particularly interested in starting out Wholesaling to gain capital. Eventually I would like to leverage my Wholesaling with obtaining SFH's/duplexes and renting them out for cash flow (aim for acquiring 1 rental/year).

However I am having some trouble getting my foot in the door, maybe a little bit of information paralysis, and am looking for mentors/coaches to help me get started. Ideally we would partner on the first few deals, but I am not sure how it would work.

I went to the REIA Austin meetup last week so that would be an option, but am seeing if anyone else had any other suggestions. I would be able to be committed 100% as I am recently unemployed, luckfully with a decent emergency fund, and serious about trying this out.

Any information is appreciated and I welcome all feedback!

Thanks,
Ryan

Thank you for the spreadsheet. It is one of the best resources I have found.

However, I'm having difficulty understanding why the Total Cash Flow row (row 41) is always expressed in a positive number. For negative total cash flow, it changes to a positive number for the rest of the calculations. Is there something I am missing?

Edit- from what I'm understanding the parenthesis indicate negative cash flow.

However, I am also wondering why CapEX is not included in these calculations?

Thank you for the reply.

I have unzipped the audio books file and when I attempt to move the .MP3 chapter files into my iTunes playlist I get this error message - "Attempting to copy to the disk "Macintoch HD" failed. You do not have enough access privileges for this operation." Also getting the same message when I try to open each Chapter's .mp3 file (tries to open in iTunes but then the same error message appears).

I'm not sure if emailing the entire audiobook is feasible. Chapter 1 alone is 80.2mb and gmail only allows a maximum file size of 35.9mb.

Hello I recently purchased The Book on Rental Property Investing and The Book on Managing Rental Property Ultimate Package from this site. The package came with audio files for each of the books. Does anyone know how to sync these audio files to my iPhone? Is it through Audiobooks? Any help is appreciated!

Thank You,

Ryan
