I am a multi family investor in central Ma. Moving to either Milford, Marlborough or Framingham areas due to day job. Looking for a good multi family agent in those areas for investment properties and a potential house hack!

Post: Split Utilities in a large Multifamily Property?

Hi BP,

Reaching out to those of you who have experience in medium-large multifamily properties 12-50 units. Do you have separate utilities, specifically heat? I have experience in small duplex and it is fairly simple to add a boiler and split them if they are not already split. But in larger properties I have found not many are split.

Post: Instagram to generate leads/build network???

Hi BP, 

I have been involved with social media for quite sometime however, not very religiously. I am curious with instagram in particular... Has anyone had success using instagram to build a network? To generate possible leads by word of mouth (or word of posting, I should say)? 

I notice that many investors have been branching out to social media as a potential way to promote, market, network and generate leads. 

I would like to know your opinion and whether or not you have had success or not with instagram. I am not asking if this should be your mainstay of lead generation, but maybe as another form or in addition to what you already do...

Hi BP, 

I am on the hunt for my first apartment complex. I have been using the MLS so far for my investing.

I am thinking somewhere along the lines of 8-12 units for my first. I have several agents keeping a good eye out for me. I have sent letters to just about every apartment owner in the surrounding towns where I live in Massachusetts. I have received some calls however none have worked out so far. Does anyone else have any creative ways to target owners of apartment complexes to try and complete a deal?

Hi Stephanie! 

Thanks for the input. I am looking for cash flow. It cash flows pretty well right now for a two family property and I wouldn't be opposed to have another two family and repeating the same process by refinancing. However, my ultimate goal is to own apartment complexes so I am torn.

Hi BP, 

Looking for some thoughts. I am debating on whether to either:

Refinance a two family property I own and pull out 20-30k and purchase another two, three, four family property

OR 

Sell and 1031 into a 6-12 unit property. 

The property is worth roughly 190k and I owe 110k. Anyone who has done or been in a similar spot and has advice I would love to hear your experience in either refi or 1031.

Post: Investing in Lowell/Lynn MA - Question from Beginner

Hi Matt, 

I am actually a UMASS Lowell graduate and lived in lowell for four years. One of my friends is actually working for an investor who primarily rents to college students in lowell and has had success. There are some pretty rough areas in Lowell so be sure to look up maps on which areas have less crime etc. With that said, there are also very nice areas to buy and rent in Lowell as well. 

I would suggest you analyze a property as if you were NOT going to live there as well as if you are going to live there, so when you move out of the house someday, you ensure that you are getting the cash flow that you desire. Keep your eye out for deals though because it is definitely possible to scoop up a multi and live "free" or pay very little each month.
