When it comes to out-of-state investing, I’d suggest starting with markets that offer solid rental demand and reasonable property prices. Indianapolis, for example, has been a strong market for cash flow and appreciation, with a lot of investor activity.

I am an investor friendly agent in the Indianapolis area. First congrats on getting started and best of luck to you. Indianapolis is a great market to get started in with affordable pricing. Most of my work comes with selling 3/2 new build duplexes; however working with a developer comes with looking at tons of lots of land. I come across 50ish a week that we never use. If you have any interest in wholesaling those I would love to connect.
