Have you considered either a heloc or a cashout refi? Leverage the equity instead of selling an appreciating asset

I took a 6 months coaching program with Richard Garcia and it was amazing! I'm a business owner with little time to be learning about real estate investing, which is why I wanted to work alongside a mentor. I got set up on a call with someone on his team and the person was so knowledgeable and walked me through in great details what the program entails, appreciate such much the fact that I didn't feel any pressure to commit to anything. I had been researching a few other “gurus” out there and finally decided to take the plunge, glad I did! I went through his masterclass first and then started working with him 1on1 looking for deals, negotiating deals…Richard helped me close on my first multifamily unit within the 6 months and helped put an asset protection in place that protects my real estate portfolio as well as my own business. I just extended my coaching for another 12 months

It depends on what your contract with the seller stipulated. It falls under your due diligence and can't be blaming others for our mistakes. A good inspector runs dishwasher, washer, flushes toilets and runs a ton of other tests throughout the house
