@Benoit Cadot I cannot speak to referenced contractors, but I do see that you have a few options simply on Google Maps. Not sure if you trust their "stars" ratings, but here is the link:

30-60 days is what I generally see here in Texas (for tenants in good standing).

IF you are evicting the tenant (due to non-payment, disturbance, etc...) your state SHOULD have laws on the books. Here is an example for Texas (which indicates 3days as the eviction period, plus more if they contest it).

Ky,

Have you tried googling for the homeowner name in quotes?
Example: Google Search= "Ky Monroe" 

Sometimes you can do the same with a Location, Facebook, Instagram, etc... 
Example: Google Search= Texas "Homeowner Name"  |  Facebook "Homeowner Name" | Instagram "Homeowner Name"

I've heard good things about Keller Williams. I am in the Texas area, and went through Champions Real Estate (in Houston). It was pretty good. To be honest though, the book-work is just the beginning of learning. You will learn "for real" once you are truly in the business of Real Estate itself.

Investment Info:

Retail private money loan investment.

Cash invested: $5,000

Invested in Start-up Company "Rogues Apparel." We are still in business, but I currently just work on the Website and Marketing. We are looking for influencers & other promo agents to wear our shirts on social media, video-streaming, and other platforms.

What made you interested in investing in this type of deal?

After speaking with the owner "Chad" for several days, I felt like investing and working with him was worth it. We made strategic plans, and despite the normal business challenges, we met our goals.

How did you find this deal and how did you negotiate it?

I met Chad, we talked and hung out for several weeks, and we determined that we would work well together. Negotiations were private, but fair.

How did you finance this deal?

I used my personal money to help fund this venture.

How did you add value to the deal?

I brought the money and Marketing expertise.

What was the outcome?

Business is still running, and building up. I am still lightly involved day-to-day, with the option to come back "full-time" whenever I choose.

Lessons learned? Challenges?

I learned that it IS a challenge to work with a friend/buddy, but that it is still worth it. I learned that contracts are ESSENTIAL when going into business, even if it is a small biz.

Now, I'm taking all that I learned in this business, and applying it to my own (MLSmagics.com)
