I noticed that there is no money allocated for maintenance or CAPEX. Is this intentional? I know most people put 5-10% for each of these.

Also, even if self managing I know some people put 10% for property management in case they decide they no longer want to self manage in the future.

Placed rent a little higher than comps in comments below because of noticeably larger square footage, and the basement has a kitchen as well. It also has 1 more bathroom than 1 of the 2 comps.

Put purchase price at 280k instead of listed 265k given that homes are selling above list price.

I personally would purchase this if I my cash wasn’t tied up in a property I currently have under contract.
