I get that. I have seen some 2 families come up that seem like that might work for you, I’m looking to make a purchase soon as well but I don’t think I have the financing at the moment. Not saying this couldn’t work, but there are options. We will chat some more

Hey Ryan, I’m still new to investing, I’ve owned my home in Holyoke for a little over 2 years now, but I’ve lived here my whole life. Willing to assist any way I can. I think it’s a good city to invest in, long as like you said - screen your tenants properly. 

Let’s chat, but I think also run your numbers without the unit in the basement, how does that work out for you? That can be your worst case scenario. I think turning that basement into a rental is a great plan though. But also I think 20k may not be realistic for all you are looking to do. I could be wrong but just my feeling. Estimating those things is something I need to work on myself. Let’s definitely chat further on this deal and investing in Holyoke in general

I think Springfield can be tricky but can cash flow well. There’s also many surrounding towns/cities that are a totally different environment. I can’t comment on renting in these areas as I’m still just a homeowner, but very familiar with the area. I currently own my property in Holyoke and plan to rent it out and buy a sf in the area to move to. @Filipe Pereira thanks for your response. Those percentages are definitely helpful as a reference. And also should add the front and back porch to the list after the kitchen is done. 

And yes it is so nice to see the job complete. Really makes a huge difference especially when it hasn’t been touched in 100 years and has really ugly wallpaper haha. I would love to see your kitchen before and after!

@Jennie Kesselman thank you very much for the advice. I’ve worked in construction for a long time, and currently work for a large property management company doing maintenance in Springfield, so I’m capable, time is the big restricting factor for me now. I am planning my kitchen now and can’t wait to see it finished

Congrats on your purchase. I am a new investor from Holyoke. I bought my house 2 years ago and have been slowly fixing things up so we are in a similar beginning path. I am living in it and want to buy a single family to live in so I can rent this one out when I am finished with repairs/renovations. I have been going through room by room removing wall paper, skim coating and fixing plaster imperfections etc, and new paint. I am very curious on other responses to your question on what to prioritize for repairs and renovations. Especially as next project is completely redoing the kitchen. Everything is original to 1915 and I don’t have a single cabinet haha. I look forward to following your journey as well

Hope all is going well with your ventures as well. So far I don’t have much for insight as in pricing or anything like that. Just been working hard and late hours taking care of all kinds of issues on these Multis. I hope to learn more as we get caught up.

Going to reply in hopes maybe someone will give some feedback. Also curious on these questions. Hope all is well we had chatted before I made my first deal 2 years ago. I also just started working for a property maintenance company in Springfield I only started today but maybe I can get some input on some of this as things go
