@Reiner Wibowo We have a networking meetup every second Wednesday of the month in Fayetteville, AR at 6pm-8pm. We are meeting at Big Whiskeys in Fayetteville, AR on the 12th, which is this coming Wednesday.

A)I think "good quality tenants" is too much of a subjective term, but I think what you are looking for are any property that are 10 min from I49. We have a lack of supply with a vacancy rate of 1.5%. I am releasing one of my units right now in Fayetteville, and we have 5 applicants on the first day. Our old tenant is still in there are will move out by the end of the month. We will already have secured a tenant for the next month. Really, The answer to good quality tenants is: 1. a great marketing campaign (and at the right time) to get the most amount of applicants, and 2. a great vetting process to then chose the best tenant. I would suggest a 3 bed 2 bath rental if you want I longer term tenant with a higher demand probability. This is because most people want a 3 bed 2 bath. 

b) The overall numbers that are provided in the Skyline Report published from the University of Arkansas says that there isn't a slow down right now. We are still in a deficit of supply. There isn't enough U of A housing to supply the whole freshman population coming in.  If you can reference the data you are specifically seeing, then I can speak to that, however, all signs are still pointing to a health market.

Glad you called! I would say Propstream is about 70% accurate. I think that is just a part of the game. That is why we measure our success on the amount of contacts we make instead of calls.

@Abe Rouz My team and I can help in NWA. We can't get close to the 1% rule unless you are willing to do an uplift (granite, paint, flooring, light package, and plumbing package). However, our appreciation is still going up in this market. We can get 1% if it is off market. Lets connects some time.

@Jay Shindledecker, I am in Fayetteville, AR, However, I think it would work much the same. Most our investors are finding deals through 1. SEO marketing of their Carrot website, 2. Direct Mail marketing, 3. Call center or cold calling. The two big differences between the investors that are closing deals and those who aren't are: 1. Size of the list (bigger the better), 2. Follow-up (taking warm leads and catching them at the right time) . The top 20% of an investors job is lead gen, lead followup, go on appointments, practice your conversations, write contracts.

We are as well. It is still a great market to invest in. Prices are still going up, along with rent rates. There are more deals to be found today than it has been for the past 3 years.
