Thanks for the book recommendation jeff. I'm pretty sure I'm going to go with Keller williams. The more I talk to people the more good I hear about them.

I mean you are asking investors if you should pay more than a prop is worth. How did you expect this to be answered?! Lol.

Sounds to me just from what I know about your scenario  (which is nothing), you might be emotional about this particular property. I would probably look for a "better deal" and pass on this one. 

If you absolutely must have this property I would make an offer at appraised value. If they reject I would tell them to pay for another appraisal on their dime to justify it.

I see no reason to pay a $10k premium for your first investment deal. 

Another way to look at it is it would take you a little over 4 years at $200 just to pay you back on that $10k premium alone.

Simply put, if you are good at crunching numbers. Look at both money in money out scenarios. Also if it's a tie, will the HVAC way reduce time on market and or get you closer to asking price?

So let's look at both scenarios quickly.

Option one; you leave it as it is. Is it realistic in your area that it may add an extra month to the listing and then have to split the cost of an HVAC system anyways?

Option two; you spend the ( let's say $10k ), but you get $12k more for prop and it sells 2 or 4 weeks faster than that was obviously worth it.

Excellent!  Thank you all for the sound advice. Keep the good info coming. It seems to me that relationship that I am forming with one of the seasoned veterans in my area is a "God deal" because He has hooked me up with a broker that is all of these things right off the bat!

Thanks Chris. That's actually exactly why I'm getting my license, for my own investments. Under that light, are there things I should know when approaching a broker if I'm not going to be a "typical" agent?

I will be getting my license in about a month. Does anyone have an opinion on which RE company I should hang my license with? Anyone know pros and cons to diff brokerages? I'm thinking Keller Williams but wanted to hear from experienced agents please.
