Thanks for your response! Does your bank allow you to refinance under 6 months? For me I'm just waiting for the refiance in december to do it again but it's not fun waiting on the sideline lol

Hey, kinda late to the thread on here.. but wondering if you used portfolio loans to start or stayed with conventional? I would like to use the 10 conventional loans myself but at that rate I could only do 2 deals a year when you take into account the seasoning period when using the brrr method. I kinda want to just switch to portfolio..

Hello BP, been researching on here pretty heavy about using portfolio loans. I'm still alittle confused. Say you have a 5/1 arm and the 5 years is up, I know it adjusts but what if there is a balloon? What are the best types of commercial loan terms to strive for?

B2r , visio , these aren't commercial lenders? Is it better to use them?

Hello BP, I know that conventional loans allow for 10 loans max. If you make a basic income say 60k a year is it still possible to obtain 10 mortgages? Mortgages in my area I'm looking at are around 80 to 100k. Does it get more difficult after a certain number in reguards to DTI. Do you need a high paying job to get 10 conventional mortgages?

Hi Doug, so your saying buying 1 to 4 units with a commercial loan will count towards 10 mortgages. So say I buy my next property a single family with a commercial loan , the banks will count that as number 5 if say i was to try to get a conventional loan for number 6?
