Mike I have a few properties in Naugatuck which aren't the greatest and use electric heat because its cheaper to install and less headaches from tenants regarding heating issues. With separate electric heat and thermostat in each room there is no issue with the tenant not having heat when all they have to do is pay their electric bill and use the thermostat accordingly. This helps in evictions and the court system as most tenants say they aren't paying because of no heat.

But if you have a property in a good location and I know Southington isn't that bad and if you want to get better tenant quality then I would do the gas heat hands down. I've done it to some of my better properties and the tenants love it.

 George I'm looking to buy my second rental property this one being in Naugatuck. How is the rental market out there? The property I'm looking at has electric everything in both units should I be concerned? Thanks for any advice !

Does anyone have any knowledge of investing in Naugatuck CT or Seymour? Looking for cheaper areas to invest in to improve cash flow. My area I live in is Bethel CT which there seem to be only high priced multifamlies which need a lot of work or Danbury which most multifamlies seem like bad areas to buy in which also need a lot of work. Thanks!
