Water in crawl space mostly is a grading probably being you're from Georgia. Under decks are famous for this. As a flooring contractor I recommend life proof all the time fantastic product. In the industry we call it flat not level. If you can get your floor to be flat and slowly slope here and there that is fine. Rent a edger a bunch of sanding disc sand down high joist. Good luck.

All depends on situation. If demo is involved it's impossible to guess what's under floors and behind walls. All contacts a contractor gives you should explain that and all additional cost are on a change order. A good relationship with a contractor is best but trust in a contractor takes time. If your taking the lowest bid and an inexperience contractor they might miss something. An itemized contract is best. You wouldn't expect to pay for an item the contractor didn't do nor should you expect a contractor to work for free with an item that was not itemized for seen or discussed. Nobody likes to for free but don't be fooled by someone trying to pull a fast one.

@Jason DiClemente How would that work? Would that just be money out of my pocket or would that be some kind of note. It is possible for someone to take a 5 year arm on the condo but people are hesitate for that.

I need help selling my condo. So long story short I need some advice. I am trying to sell my primary home which is a condo .We had 2 offer fall through because our condo is not warranible. Basically in our condo association too many of them are renter versus owner occupied. Thus banks will not give them a loan with less than 20% percent down. It is priced fair and is updated well. We owe 80000 and selling for 110000. Please help me with unloading this condo. Thank you.

I am a professional floor installer and install massive amounts of luxury vinyl plank and tile. It is a great product but you do get what you so be careful of the really cheap stuff. The benefits can be cheap prep work because it can go over most existing floors as well as replacing boards that get damaged.

Hello and congrats on the place. I am avid biggerpockets website user. My wife and I currently live in West Bend. We renovated our first place which is a foreclosed condo all ourselves plus family help. I work at Kohl's Floorcovering in Cedarburg and if you would ever need consolidation on your flooring let me know. Of course no charge for a fellow ozaukee county resident. 

As a professional floor installer the allure/ vinyl planks can be better with pets and in possible wet areas like kitchens and bathrooms. i prefer the click lock because they tend to use cheap glue on the strips. Laminate is a excellent floor as well but is a little sensitive to water like a fog accidents in the same area and walking in with snow covered shoes. This can cause bulking and discoloration. Also sheet vinyl is always cheap and installation is as well cheaper.

I am a professional floor installer and have installed traffic master allure flooring before and many other brands as well. I can tell you that it does sounds like an installation issue. The installer may not have left enough room for expansion gaps. My recommendation is to get the click together over the gripstrip system. The gripstrip system tends to pull apart over time. They do make sheet vinyl that looks like wood and if you go to a flooring store usually they will have a much larger selection and can even save you money with different types of installation like going over exsisting floors with a floating vinyl sheet install.
