I have gone through two evictions early in my RE efforts. I had raw emotions like you but have learned to cool them. 

Treat it like a business. The emotions only harm yourself. They do no good.

Been in exactly that situation in my first year investing.  Filed legal actions until I got judgement. Lost money but I did not allow another brick to fall out of the foundation of our society. 

All depends on your personal values.

Appears there is an underlying reason not discussed that might complicate things but ignoring that, moving to Florida is really simple. I rent there and have kept my Pennsylvania house for when we return to visit and get out of Florida summer heat. pa house is second home which I could easily rent and rented Florida condo is legal residence.  

Rent or buy a property

Pay utilities

Transfer auto tags ( pay fees) to Florida. ( show signed lease and 3 months paid utilities in your name) 

Pay Florida insurance agent for insurance on autos.

Register to vote ( after required time in Florida which I think is three months.)

I have also heard you can go to county office and file a declaration of residency, (for the record), but I never have.

I spend more days in Florida that I spend in my prior state of residency.  I also have my personal attorney and written will in Florida as well as my physicians and banking. 

I did not find it to be a difficult problem to change . Just get there and live there. ( unless there is an underlying issue not discussed)

@Brie Schmidt All my leases now require tenants to (ACH) electronic direct deposit into my checking account. It is on time if credited by MY bank to me BEFORE first of month. ( they then get to pay early pay amount.). On first they pay rent amount and and day after the first thru and including the 6th, they pay $50 LATE FEE, on 6th I file for eviction. 

I have also had new tenants use Paypal and pay to my email address.

Both ways are no cost to either of us and it is all electronic with good records through the bank .

A year or so ago a kitchen in one of my rentals caught fire and spread soot all over the unit on exactly the same day as my tenant received the eviction notice. Coincidence? not hardly. 

My insurance company called an independent adjuster and the contractor I choose worked directly with the adjuster under the PM. Unfortunately the PM did not inspect the job at the end to ensure the property was back to original value. 

Since I was away and not available, the direct negotiation worked well. The only thing that did not work well was the PM final inspection and sign off.

@Jeffrey R. IMO, hard to find properties with 10% cap rate today, if it were me, I would hold. 

@Won Lee, I would measure temperature of the cold air coming out of the ducts. If 55 degrees or so the AC is working fine but building is loosing heat too fast. Combine that with knowledge that all HVAC systems are built to service the building properly "most" of the time. It is not designed to do so 100% of the time, regardless of what the outside temp is.

@Max T. yes, Erie is a great place to live. There is no better place to raise a family than here. Great hunting, fishing, skiing, cross country, inexpensive golf , Presque Isle state park for beach goers. 

Good school districts like Fairview, Millcreek and new "up and comer" General McLean. 

RE investing follows "slow and steady" concept.
