@Joe Villeneuve Joe, wondering if you have use same CF and CoC requirement and it also holds for houses in the $150,000-$200,00 range with rents of about 1%.

Agree with James Wise on first statement but not last. Yes, moms and dads need a bath but a 1/1 is not a family home it is at best a couples home. I would go with WOW shower for the couple or single.

Agree with Ned, also your M&R seems extremely low. It is normally budgeted at 10% of rent.

I have same problem in one of my SFHs. Look forward to suggestions. 

I previously suggested to my tenant that unfortunately it was not a landlord property problem but a neighborhood problem.  I did not like to give this as a suggestion but could not think of why I should get involved as it could lead to other neighbor to neighbor issues. 

Communicate with him and tell him that you apparently will lose two months rent. However, he will lose much more including inability to rent from others in future and obtain credit. The eviction will be on his credit records for years to come and prevent him from accomplishing many things. 

You of course have waited to long.

He has no lease. He has not communicated. I, recognize I said "I", would change locks immediately and put his property out. 

Tougher time of year to find lots of tenants. Easier to find tenants before School starts or ends. Keep trying.

I try to communicate several times a year. However, recognize that if you ask " do you need anything?" They will think of something.

I agree on Marquette being a great place to do business. I am not satisfied with their on line banking but the people cannot be beat. 

Would like to know more about your two properties.
