Way to push forward Saran. If proposed loan terms will enable you to hit "your" targeted ROI/minimal hurdle rate...Go for it..... I also suggest taking @Andrew Fredrickson's counsel into consideration. Key lesson I learned the hard way is to always be mindful/evaluate data within the context "your objectives".  Good luck....

Hi Nate,

I suggest you first secure latest REAC report and latest HUD audit report for the property. If you have to ask what a REAC report is I suggest you hire someone that specializes in buying and selling large multifamily HUD properties.

If you are still in discussing topic, I have bought and sold in St.Louis and currently holding "paper" on seller financed mixed-used property completed within last 45 days. Willing to share contacts and what I've learned thus far...BTW I live the SF Bay Area and plan to do more in St.Louis.

Your privateeye.com suggestion looks interesting. I;'ll take a closer look. If I can do look-up with address only (without name, that county recorder does not provide on-line in my area) this may be good service to keep in toolbox!
