We did something similar. We moved to Texas from Colorado. The move allowed us to double our passive income. We moved because remote BRRRR was too difficult. I needed trusted people on the ground here in San Antonio. Now after a year, we have 14 rentals in San Antonio.

House hacking can be very difficult in Austin.  But it can be done especially if she has good friends that would want to rent from her.

I have lost my shirt, before, buying land.  We bought land and then found out that the city refused to let anyone build on that land.  After years of making payments on a $300k piece of dirt, we finally pawned it off on someone else.

Had we had a good real estate agent from the start they would have protected us from such a huge miss-step.

I was in Longmont.  I started buying in San Antonio.  I then decided to move to Texas to be closer to my rentals.  I figured I could easily live off the income if I took my Colorado equity and turned it into additional rentals.

47 years old with 10 doors, 7 properties.  I bought my first property in 2004.  My second was bought in 2010 and rented it out in 2016.  In 2019/2020 I bought 6 more.  My passive income is now $7k per month.

All sink will someday leak.  Even mine.  And even my wife doesn't always tell me soon enough for me to fix the issue.

Have you ever noticed that almost every rental has plywood under the sink?

When every you get a new sink cabinet, pour 4 cups of epoxy into the base of the sink cabinet.  now the cabinet is waterproof.

I am wanting to send out postcards to a specific area and demographic.  I *think* I may be reinventing the wheel.  What is the best way to buy addresses and printing?   ( I was looking at exactdata.com)
