I’ve done some estate settlement in a previous career. Definitely need to go through the court system and find out who’s the executor (or personal representative in some states). They may be selling it, but they also have a duty to get the best price for the home as well.

Best bet is if it’s a family member (rather than a professional like an attorney, cpa or bank) in charge. They’ll list it with a realtor for sure to get the best price.

Be patient, give them a solid offer and follow up. They’re juggling a lot of stuff and it’s slow goings through the court.

There could very well be a mortgage against it so approach them as the expert on solving the problem.

I’m still looking for my first investment property, but have gone through plenty of estate settlements in my day. Let me know if you have any questions.

@Jerryll Noorden. Thanks that makes total sense and I have a little experience with the SEO side of things.

I just don’t want to get caught up in activities that might be less productive early on. I’ve made those mistakes before and at the end of the day, there’s usually one or two things that should have been done first to get results.

If I understand correctly, I need to look at it one deal at a time then. Just find one, then another and another until I’ve built up that reputation?

If you don’t mind me asking, what was the disconnect with the original appraisal? Why was there such a disparity?

I've done some marketing in the past and focusing on a niche has always been the way to go from what I've experienced.

So I’ve decided to jump head first into wholesaling. I think it’s a good place to start, build relationships and build some capital and maybe not get too ahead of myself with a potential market drop imminent.

I’m ready to get to it but I don’t quite know where to go get that first deal.

Do I start with marketing large scale or should I get a deal under my belt first. If that’s the case, where do I start looking?

I wouldn’t say I have a “fear” of getting started. It’s more about where to start looking for deals. I hear about lists and mailings and just driving around, but which one?

Right now I’m just working on reaching out and building some relationships with just about any investors that are willing.

But I know I need to jump in and get to it.
