I currently have a property under contract that has a strong potential to be a tear down as it is situated right in the middle of 2 new luxury home builds. The entire area is full of new builds. My question is, how do I figure out the zoning information when a potential buyer asks? Is that even my job to find out as a wholesaler? This would be my first deal!

Unless you are a real estate agent you can't sell a home, you can only sell the contract. If you market the home you may run into trouble with the local real estate board who will contact the real estate commission. I'd stick to "I have an assignment/contract on a property I am willing to sell to the right buyer, the contract is for a house in the 00000 zip code. If you want more information, contact me at 000-000-0000"

I just got my first wholesale deal! Now that I'm marketing it to buyers, let's say through Facebook groups, am I right to not disclose the property address right away? I would worry that someone may try to go around me straight to the seller and take the deal from under me. That being said, once a buyer sends me a message that they're interested, what all do I say? What if they ask for the street name? Would even that be too much information to give as they could potentially find the house using the pictures I've posted and find the seller that way? If I am planning to jv (joint venture) with someone can I ask to see their purchase and sale agreement with the seller first before signing a jv contract? They are asking that I help to find a buyer and also help with the EMD (earnest money down) as well and I just want to make sure everything is legit before I get into any business with someone. Is there anything else I should know about jv'ing? Any advice is greatly appreciated. Thank you.

Hi everyone! Has anyone used the company My Automated Deals for assistance in their wholesaling business? They offer cold callers, acquisition and disposition managers to essentially help streamline the entire wholesale process. I'd just like to hear about anyone's experiences as I'm considering using their services myself.
