New to this post but what a wealth of information, thank you all!

Am considering selling my 15 single family homes this year and investing the equity in DSTs. I understand (mostly from this thread) they are generally higher fees and low(er) returns vs other 1031 alternatives. But the ability to diversify by asset type and geography is very attractive, and the true passive nature is something I’m looking for as i get older. 

One question for those with DST investing experience … how did you go about analyzing the offerings? What did you focus most closely on and what helped you decide if the investment was strong or weak? And were there any key numbers or ratios you could use across offerings to give you a quick comparison of the different deals?

Post: Smalls Claims Court - Dallas County

So yesterday I was made aware of a summary judgement against me by Dallas County from a prior tenant in one of my rental properties. Turns out my Registered Agents failed to notify me of the case, so I didn't appear at small claims court. Of course I've had a stern discussion with them and they've agreed to send me an affidavit saying they messed up. My question to the group, is what should my next step be? I can hire an attorney but the amount is relatively small ($1400). I am allowed to appeal as I understand but I have to put up a bond for 2xs the amount. I'm very confident I'd win as the tenant left extensive damage that's all documented (and was sent to them 30 days of move out). Anyone else been through something like this with rental properties and small claims court? Any advice? Thanks!

Does anyone have a good, investor friendly plumber in the DFW area that can repair a sewer leak under slab?  Thanks for any help!

I think the big attraction for me is the control-ability of Real Estate over the Stock Market.  Yes the market will beat R/E in certain times frames, and vice versa in others.  But your return in a piece of Real Estate is much more in your hands .. how well you buy, how well you rehab, how you screen tenants, handle repairs, manage leases, etc.   The stock market to me feels a lot more like gambling.  Just my 2 cents.

PS .. although you can use leverage in both the SM and in RE, only in RE will your customers actually pay off your loan! :-)
