Air rights are typically limited near airports or flight paths. assuming you're no anywhere near an airport your can buy an "avigation" easement from the land holder. The key would be determining the building envelop that is permitted given your local. As for looking for in the public records it would be looking for a needle ina haystack. The cords would just list it as an easement most likely. The biggest key is understanding the development envelop for the zone you are spec'ing out. I worked for government and and utiiities and I bought these creeatures when we expanded airports or the local county limited real estate developemnt due to flight paths. Check county ordinances and FAA on Flight envelopes. Good luck.
