If I may add some clarity as well.  Counties maintain a list of County-held certificates able to be purchased at 18%.  The Lands Available for taxes are  those properties that Counties have foreclosed upon county certificates whereby for the first 90 days any gov't agency can buy it then it is open up to the public.  After two years it escheats.  Since we're clarifying info.

hello all.  I am one of those utility type people. "@larry k" in fact I work in right of way.  You and ”@William Jenkins" are correct, having a set of plans for review would speed things along.  They can make layout suggestions that could save you money in the long run. I review plans all the time for spec. deals .  and yes  payment in Ciac would help. I would expect though, the pole s in the alley may be there per the tarrif agreement with the city.  Eric a simple exercise in title work might yield some answers as to the nature of the alley.  For example,   how wide is the alley? Is platted?  There ae a whole host of questions to ask but this will get you headed in the right direction.

Hi Joy

first congratulations on being a FL licensee!  I'm not familiar where Fleming Island is but, give some thought as to whether they have a larger portion of seasonal rentals; foreign clients ( great if you speak other languages); full complexes or a mixture of all the above.  Your goal is to be able to learn management from as many of the sub groups and then develop your niche.

I don't disagree. But if the tax rolls and the assessments are certified as of a certain date for everyone, then the government is consistent and no one can claim unfairness . Govt I have found is married to its process, right or wrong. So long as they are true to the process, no one can fault them. @Brent Thurn Darn! Still can't get the mention to work!

I've never tried negotiating the amount. I don't think the tax collector or the clerk of courts has the flexibility to negotiate the amount due. But it is worth asking. Let me know your response.

I personally like William Tappan's "acquisition and exchange techniques".  A number of bppers like "ABCs of real estate investing". The key thing is to read and learn.  Good luck. Read. Ask questions.
