Hunter, Windham and Gore Mountain (North Creek vicinity), are ski areas with year round tourism. Gore being in the Adirondacks is the furthest from you but is also not too far from Lake George. Good luck with your search.

If you join the Facebook group "Owners of vacation rental properties in the smoky mountains. Cabin chalet" and search the group by "selling" or "for sale" you'll see quite a few folks trying to sell off market. However, there are also many people looking for a deal, so it's almost as bad as the MLS. Good luck in your search.

Both are very nice areas but you will likely have to prepare for slower months throughout the year as it is not a true vacation destination. I also believe (at least for Conifer) that in order to STR, the property must be on an acre or more.

Has anyone considered Alma (northern Park County) which is about 20-25 mins south of Breckinridge, just over Hoosier Pass? With the recent STR ban in Summit County, it seems like a very good play,. We tried to get under contract a few times there, specifically in Placer Valley without any luck.

Have you considered STR (Airbnb) opportunities in the Poconos, Vermont or Upstate NY (Adirondacks, etc.)? Taxes are much lower than Nassau or Suffolk and I believe you could put down 10% as a vacation property if you so choose.

@Gretchen EM Swanson I agree that they are germ hubs. The main reason I am asking is because we keep hearing how they are “must haves” in the mountains
