Hey everyone!

Thank you for the replies! It's good to know that I'm not alone in feeling this way! I still plan on looking for deals and analyzing what is sent to me with the hopes I'm able to find something worthwhile! I agree that with the interest rates rising, the home prices should drop, or a bubble will pop to see there! But I may look into completely cutting out the middle man and trying to find the deals on my own to get that reasonable price that works! I'll keep everyone updated along the way, and if there's anything I need, I'll be sure to reach out!

Hey Everyone!

So long story short, I'm getting discourage with the market and the price for the rehabs. I feel like after analyzing deals for almost two months the houses I get sent via wholesaler or I see on the MLS, the houses wouldn't be able to have money pulled out during the refinance or they don't cash flow very well. But the houses I'm analysing are still selling. I feel like I'm missing a step or doing something wrong in the process. PLUS after speaking with my wholesaler, he tells me that the off market properties are still going for over asking. I feel like it's not the right time but I know I need to make a move sooner than later or I never will. I wouldn't rush into something just to do it, but it seems like things aren't working well.

TLDR/

Help to analyze deals to know what's good and not. And words of advice for a noob.

I was curious if there was a tool or site that helps people narrow down their desired area they would like to invest in. I'm new to the DFW area so I'm not aware of bad areas or which areas to stay away from, if that's even a thing!

Hey everyone! 

So I have been researching and trying to learn about investment properties for the past 5 years. I have bought 2 properties in the past and while living in the homes I renovated and flipped them. It was a long process (few years) as they were also my primary residence. I just moved out to Weatherford and I am wanting to get started on true rental properties that cash flow well. But I'm looking for realtors who deal with investment properties and I'm wanting to get more information on hard money lending and how the repayment for this works, if it's a monthly payment or a lump sum at the end. Also I'm a big numbers guy so figuring out how the money works with fees on hard money and what I would be expected to pay after the refinance process. Also if there are any contacts here that would know where to find properties that would need minimal work, I don't want to replace wiring and framing due to damages. Something that just needs updating and such to bring the life back into the property. I've been seeing a lot of 3 bed 1 bath houses but I don't know how those would do for rent or the areas to stay away from. Any guidance on this would be awesome, but I feel like I'm in analysis paralysis with some of this stuff. I'm looking to buy in the spring when I've settled into the area.
