Thanks Curt for the advice.  For the 38127 properties, are they in a bad part of 38127 or are you saying 38127 as a whole is no better than a D?  I'm aware that Northaven should be a no-go within 38127. Same question for the 38122 properties.

All, there is a portfolio I'm trying to do some due diligence on.  I'm fairly familiar with the zip codes of Memphis but lack a bit on the street-by-street knowledge.  I typically stay out of areas less than C+, like 38127.  Can anyone take a quick peek at the map below and identify if any of these properties are in C+ to B neighborhoods? All of these were turnkey at one point and all but two doors are rented out currently.  The financials appear great and cash flow looks great, but not sure if there's just too much risk with these ones.

I'm looking at a deal where the wholesaler is saying he cannot guarantee a clean title. Apparently he purchased at a tax sale. How would one proceed with a deal like this with the risk that the title is not clean? I always thought verifying clean title was part of the closing.

Hi, I have a property at 1602 1st St NW, Center Point.  It's a 3 bed / 1 bath (w/garage), built in 1960 that's 890 square feet.  It was rehabbed to turnkey condition last February when I bought it and there was a new renter in there before I purchased. I am currently looking at whether I should increase the rent or not. Is there anyone who can give me an informed opinion regarding what a good rental price would be for this home?

FYI, I have checked out zillow, rentometer, craigslist to get range. Now I'm looking for someone who knows the area to understand what rent should be.

The street number is 4735 and it's being sold to me at $114,900. For everyone, what are your thoughts on that price? It's a 5 bedroom, 2 bath.

Hi, I'm looking to purchase a turnkey property on Olds Avenue in Memphis, behind the old Raleigh mall.  I'm looking to understand the good and bad of the area and whether or not it'd be a good long term investment. Anyone know what's going on with that Raleigh mall?
