Here are the numbers that I ran on this calculator http://www.calculator.net/rental-property-calculat... Are there any numbers that I am missing? Am I too conservative on any of these numbers? I have the rent roll for the last 2 years and many of the names are the same after 2 years. Getting more pictures and I am talking to the current PM today to get feedback on the property and to see how they manage the property, any ideas what I should ask them?

The property was built in 1931

The condition sounds really good, new windows, electrical panels and other renovations, but there are some things that need to be done estimated at $50k and it sounds like that is mostly deferred maintenance.

All the units are occupied except for one 2 bedroom and it sounds like it is time for some rent adjustments. I have looked at the rent roll from the PM and it looks very consistent and not too much income from late payments.

Asking price is $550K, comps look good 

What else should I be looking for?

I am currently eyeing a deal that has 18 units, 5 garages and what looks to be a great rate of return.

I need some help to pull the deal together, I have great W2 income and great credit, but I lack the 20% down to make it happen. Any thoughts on what I should do or who I should talk to about the down or any other creative ways to get this property under contract?
