I have a pre approval to purchase a home using a USDA loan. I am wondering if there are any professionals in the Ione area that can tell if a property can be funded with this method?

From what I understand there is $12k in repairs allowed within the budget to bring a home to meet their requirements. I'm single and good with tools so I can handle living rough and finishing up the home myself over time. For example this house is stripped of floor covering but has good plywood throughout, but would that really prevent it meeting minimum requirements?

Could only portions of the home be brought up to spec just to secure the loan? Ie, a bedroom, a bathroom, a kitchen.

@Lauren Baker I also have this exact same question. Been looking at fixers to buy with the USDA loan. From what I can tell they rely on an inspector's approval that it meets or can meet building code with the $12k repair allotment. But this is all very vague to me!

Buy a primary residence! Hopefully it'll be a fixer to house hack. Education! I have much to learn, books to read, advice to hear, etc. Network! Attend meetings, help other investors, maybe even do a deal. Job change! I've been applying to remote positions in my current career, which would be advantageous to my goals. Or shift to a real estate related job for the osmosis education.
@William Huston Consider a full size van in addition to your car if cost is an issue. Comparable miles and condition, you'll be paying a lot less than you would for a pickup. Plus you get a rolling billboard for advertising your business.
@JD Martin Thank you for the advice, I'm looking into refinance options now, several rural land and agricultural companies I'm finding online. Just talked with one but my lands most likely value is under their minimum but they referred me to another company. It definitely makes sense to get them in 1st position. Progress!
I have 118 acres I bought last year as owner carry. I put 13k down and have been making $525 payments for a year now, would it be possible to get a credit line based on the amount I've put cash into? I'm looking at a potential rehab/house hack and am trying to find ways to get the down payment without simply saving for a long while. Any advice is appreciated!

Hey all, I listen to the podcast pretty frequently and thought I'd check out the community. I am new to real estate investing, but I did manage to buy 118 acres in Oregon last year at the age of 25. It's been a lifelong goal of mine to have land to keep as many cars on as I want, to build a homestead, grow food (ie permaculture), etc. I've been interested in real estate investing since I was young, especially after working on the pit crew of a race team owned by a commercial real estate investor. My passions are racing and automobiles in general, music, and video games. My hobbies are expensive! Both monetarily and in time, so I'm focusing on building passive income at a young age. Anyway, happy to be here, cheers!
