I have been getting several emails from supposed private lenders talking about very low rates. Has anyone else seen this? If its fraud, lets stop it. Example below

I was just quoted for a 2 mil umbrella policy - it will be $10,000 a year... DOES that sound right?!?!?!

I got up on the roof and even though it is sagging in places, it seems very stable. So I was going to let it go for now. What do you think?

I am hands on doing most of the finishing work

I am trying to decide which is beter:
homebuilder, general contractor, or do it yourself contracting
This is for a rental home and here are the specifications:
I am looking for about 1500 sq ft in Lake Dallas Texas I own 1/2 acre. I have a manufactured home on the back half, and they no longer allow manufactured homes there. The address is 401 Stockard st, Lake Dallas TX where the front home is located. This is going to be a rental home and we want to do as much of the work as possible. We can do flooring, interior and exterior painting, fencing, interior and exterior light fixtures, sinks, faucets, baseboards, closet internals, window coverings, door knobs, electrical plugs, switches, and covers, mailbox, appliances. garage door, opener, exterior/interior caulking, landscaping. We want a 4 bedroom and Lake Dallas requires it to be mostly brick.
