 CH hmm. we have not purchased there in 6 or so years, prices tow high along with taxes. No real money to be made. Who is closing your POS? Who walked it and gave you the reno budget ? 


 No reno. I actually bought turn key. No POS.

Hello, sorry if this has been asked before. I tried to search and couldn't find what I was looking for. For you investors that have rentals in an HOA. Do you generally pay for the HOA fees or do you have the tenants pay for it? The property i'm looking at has an HOA fee. The fee really eats into the cash flow. I've factored it in the numbers and they work(barely) but would be a lot better if the tenant pays. What do you think?

Hello, I recently located a new construction property that was built using helical piers from the start. I was told it was done just for preventative maintenance early on as the area had had some settling issues in the past with other properties. The property is in a good area and potentially a good deal, however, the piers are the question. Would the piers alone be a turn off to investors when thinking about the long term ie. renters, or selling the property. Thanks.
