Welcome to BP and welcome to SC.  You have a great setup! We love investing and love to travel.  When our kids are a bit older, perhaps we will adopt your model.  My wife and I are full-time investors in Charleston, SC.  There are some good networking groups here in Charleston.

Good to meet you!  The number of investors in Charleston is exploding.   I have met 3 other investors new-to-Charleston ALREADY THIS WEEK (and it's only Wednesday!).  2 on the phone, and 1 in person as he bought a wholesale property from me. It is a very competitive market, as you will soon discover.  Inventory is low and demand is extremely high.  Finding houses to buy at investor-pricing is a real challenge right now.  I can help you with "shadow inventory" and I can give you some powerful guidance to help you find private money.    Look forward to speaking with you soon.

$60/hour is reasonable for SC.  Housing is booming again in Charleston County.   Beaufort County is not far behind.  Expect labor to become scarce and expensive in the near future.  $75/hour was common before the 2007 bust.

$1100 a month for a condo in Ladson sounds very steep!   Maybe in Charleston-proper, but Ladson rents are typically well below $1000.  Has a local property manager verified the rent for you?  If not, I can recommend a few you can talk to.  Nothing in the deal for me.  Just trying to help a fellow BP investor.

Weeks is great, but sometimes we feel "lost in the shuffle" since they are such a big firm.  Also Consider Buxton & Collie, Butler & College, and Manaker and Cippola.  We have had success with these firms and others.

Unrelated to this conversation, I just heard a story from a realtor of an ice cube left on a laminate kitchen floor overnight that caused swelling and minor de-lamination.  Terrible product IMHO
