@Michael Deuel  My parents live on Broad River Bluff in Beaufort and I know a couple of investors in the area.  My knowledge of Beaufort is hearsay, but I buy and sell in the other markets I mentioned, therefore, that knowledge is first-hand.  Let me know if I can be of further help.

@Michael Deuel. From what I hear, Beaufort is blowing up!! Charleston and Greenville inventories are so low and prices are so high, I would target Savannah, Beaufort, and Columbia.

@Danilo Berovides I like @Greg Dickerson’s answer. Plan to collect your fee from the buyer. Have a local attorney write up a simple “marketing compensation” agreement or something to that effect. I would also suggest that you ask for a piece of equity in the acquisition in lieu of some or all of your fee. Good way to own a chunk of multifamily property without coming out-of-pocket.  @Danny Randazzo thanks for the mention.

Based on the past 2 1/2 months activity, I will be able to help an additional 15 sellers per year and EASILY add 6 figures to my income. I am not going to stop wholesaling, flipping and buying properties, but now there is an additional way to solve real estate problems for people and get paid (cheerfully) for doing it
