Thomas Handy you may want to place a clause about all written and unwritten agreements will be disclosed before closing. I haven't bought a rental unit with an existing tenant in a while. Not sure if the clause will fly or not. Good luck.

I have bought rentals with tenants in place. Beware of any unwritten promises or agreements between the tenant and the current owner.

One house I bought, the tenant was promised several things from me without my knowledge if the deal went through. I kept wondering why I was getting weird looks from the tenants. They eventually moved out. I found out about the promises later.
