Planning to offer a potential buyer a home warranty in lieu of credit.  Has anyone had experience with Select Home Warranty?

Thanks all for the advice, much appreciated.  Buyer appears to be ok with doing 14 days for inspection.  Even if closing is end of Jan 2020, after inspection is complete, they cannot back out at that point correct?

Entering into attorney-review of pending sale contract.  Buyer is asking to extend the time to complete an inspection from 10 to 30 days.  Is this normal?  What is the risk of allowing them 30 days vs. 10 days?  FYI closing date will be end of Jan 2020 anyhow.

I am selling my place and my realtor provided me with an informed consent regarding dual agency. I am very confused by this.

I am not clear if I should sign this as a seller, as I understood that this does not put me in my realtor's best interest. My understanding from my realtor is that this is required by their brokerage.

I am not sure if I can refuse this (it is with a big brokerage - i.e., KW).  If so, is this a bad idea? Why or why not?

I am getting ready to list my investment property (via agent), but found some minor repairs still to be done after the last big repair (carpet installation) was done today.

As they say, time is money, so pictures are being taken tomorrow.  The minor fixes are tightening a kitchen faucet, and fixing latch on window (so that it can come down and close).  In other words, they will not affect taking pictures.  

They can probably be fixed in a day, but I am wondering, can I still do these minor repairs as long as there are no open houses pending? 

Hello - I am considering a carpet runner for my investment property as part of selling strategy. I read that buyers nowadays hate carpet (whether investor or other), and while I am set on putting carpet on the 2nd floor, I am 50%/50% on carpet runner.

My contractor recommended a carpet runner. They were concerned that trying to buff out the dirt from years of use and refinishing it will be more costly. They suggested a carpet runner would be an easy way to cover it up.


Dilemma I am facing is that the 3rd floor carpet will not be changed (good condition thus far), but the 2nd floor has to be replaced entirely (used a lot more). If I put a carpet runner from the 1st floor all the way up to the 3rd floor, will this deter potential buyers since the colors may be *slightly* off? Should I just forgo carpet runner altogether?

The local HD store does not have it, and I am time-constrained to get new carpeting in by next week. Any advice?  Other brands to consider?

I'm looking for a good template for a contractor who is doing a few jobs for me for a townhouse re-sell (current investment property).

Does anyone have one to share?

Jobs to be included: painting, carpet replacement, kitchen countertop replacement.

How much cheaper?  I'm seeing hardwood floor options for $2.19/sq. ft at Home Depot.
