I don't know if you're still looking but I've been with Bricker and associates since '04. They're handyman trey is a standup honest guy and I've been pleasantly surprised at the costs when I've had work done.

Never put off till tomorrow... Any mailers sent will always perform better than the ones you have sitting in the office.

...and are there any liens on the property? If so, how much do you owe? That's all I say. Most of them aren't exactly sure or will inflate it a bit. I have been pulling the mortgage docs and running a payment schedule in order to get a ballpark idea.

I've done "cosmetic rehabs" in the past so I've been using that knowledge for the repairs. This particular deal has room for up to $40 ft for the 70% ARV.

I just read a post recomending your book so expect that order soon!

On a side note, should I be spending my time running these numbers? The course I took on wholesaling said to plan $15/per sq ft of house to budget repairs. From what I see, this is a full gut rehab and that's about half of what I'm seeing. Should I as a wholesaler spend my time doing this or will the buyers do it themselves and disregard my estimates?

I finally received my first contract to wholesale! I noticed that there is no insulation in the exterior walls and since the drywall mostly needs replaced anyway, I was wondering what to estimate for that budget? I am trying to put together an estimate of rehab cost for any potential buyers. Any help would be appreciated. the property sits in Broken Arrow, OK. 

1089 sq ft

146 linear ft of exterior wall space

Anyone rewire any units in Oklahoma lately? I'm bidding on a property that is 60 years old. It's going to need a higher amperage box and since the drywall will be out anyway, I'm thinking that the old wiring should be replaced? Is this a good idea? I have never had this done so I have no idea what it costs? Pros and cons? This will be a flip not a rental. 1100 sq ft 3 bed 1 bath. B

Have you contacted any weed control companies? They could probably correct the problem I a few treatments. Tell them you want to test their services and see how they might be able to help with other properties. it would be a lot cheaper than a re-sod.
