I live in Cypress and am looking for a 3/2 SFH or 2-4 MFH to BRRRR within a 20 mile radius. Any suggestions on areas that have strong rents compared to the ARV (close to the 1% rule)? I'm finding it very hard to find deals on distressed properties in Cypress and Katy, so wondering if others have had any luck in these areas or any others around Houston.

I'm new to REI and plan to invest locally in the Houston market. I am looking to grow my buy and hold rental portfolio and would love to network with other investors/agents/wholesalers etc. Any recommendations on Houston REI groups that meet in person or virtually?
