Prime then texture. The primer gives the new texture something to bite so it doesn't start falling off in a few years and the texture is considered a finish coat. I prefer smooth ceilings myself. JMO

Thanks a bunch, guys. I will advise my friend of the waiver.
On another note, if I take this to an REI that I know likes short sales(I have no experience with them) should I expect a fee payment? How much? I would only be supplying an intro to a seller that wants to unload their property through short sale. He would have to handle it from there.

My friend is getting a divorce and is underwater with her mortgage. Refi'd last year for 100,000., the house appraised for 110,000. Said house would possible sell now for about 85,000. Neither party can afford the payments alone. An experienced REI in my area suggested to her that he could negotiate a short sale and buy her out of it since the short sale will only effect her credit for 2 yrs but the FCL will last 10 yrs. What happens to the remaining loan balance? Will the homeowners still be responsible for paying it back? Thanks

Hello all,
I have identified 10 possible buyers or investment groups in my area. They are either buying, rehabing and renting or buying, rehabing & selling. I do not have any properties to market to them yet as everything I have read on BP suggest that I need to build my buyers list first. What is the best way to market myself to these folks and find out what they want to buy so that I can go out and wrangle up some deals they will be happy to buy? I really can't afford to screw this initial intro up. My market is small and word will move fast if I do something stupid or unprofessional.

I love this strategy, one of the things that has been holding me back is the fear of promising something that I can't deliver. I hate to do that to anyone. I would especially hate to build hope for a seller that is under the gun to sell only to dash those hopes when I can't come through with a buyer. IMO this is the fastest way to lose your rep in any business. You have opened my eyes to an honest, straight forward approach that appears to be a win-win for all involved.
Question- Is the Option Agreement you use something that is readily available or did you have it drawn up by an attorney? I would love to see an example of it, if you wouldn't mind. Thanks for sharing.

Justin, Thats what I got from my county website and I had to make sure that the properties were either in this same neighborhood or a similar one. We have lake property in this county and the closer you get to the water the higher the prices.
