I was looking to work with an outsourcing skiptracer who has access to TLOxp or nexus Lexus. Also if you can provide me some times on how to get access to these services as a wholesaler I would appreciate it. I have a large list of address and owner names. I mostly looking for accurate phone numbers and addresses.

I’m a wholesaler who does direct mail and cold calling but I prefer the cold calling method as it is quicker and more convenient if I have an accurate method of obtaining current vital info. Currently I use Intelius to pull numbers and relatives numbers but honestly more than 60 percent of the numbers are incorrect and it’s getting frustrating. What is the best way to skip trace? Which programs are the best? Also can I search in bulk? I feel like knowing this can help move my wholesaling business in the right direction. Thank you BP community.

@Ashley Burks My first deal came after 4 months of hard work. I’ve tried heavy direct mail marketing but my first deal came from skip tracing and getting the owners direct cell number. Good luck !!

 Am I able to split the transfer tax between buyer and seller? Does the transfer tax get taken out of our proceeds or do we have to come up the transfer tax upfront before closing. Also If I am assigning the contract to an end buyer wouldn't the end buyer have to pay the tax?

@Charles Russell III Yes! Thank you. I suspected that the ARV was higher then what I calculated, great thank you. I seen one that was fully rehabbed sell for 215k recently but that prop was a bit larger

@Brian Pulaski Very true! I plan on getting a written estimate from a reputable contractor that deals with fire damage. I think it will be worthwhile to pay the 150 for the estimate.

@Mike B. Good morning Mike, if you were in my shoes would you go through with the deal knowing that there maybe upwards of 100k in repair?
