I called the lender on this property and they offered only a $34 monthly reduction after refinancing, I wanted to BRRR this house but I don't know what I'm missing

Whats an average % reduction of mortgage payment after Refinance?

Currrent Mortgage Payment: $1550

Refinanced Monthly Payment: $1525 (Described by the lending agent)

Hi BP! This is my 3rd deal, I have a good HUD opportunity and I plan to live in the house but not more than a year, then I’ll sell, what are the consequences of selling before HUD time is over? Thank you!

Thank you so much Etienne! Would a lien/deed establish this "the property is under my name but the investment is the investors" this in the legal way of describing it?

I'm partnering with an investor, I'll do all the work, she is going to only put the money for it, since the money is hers, should the title of the house be on her name?
