I use Redfin more often than Realtor.com. Plus I like the fact that Redfin also contains the sold prices too which are fairly accurate.

San Antonio is a good market but just like Sharon Powell said, deals can be found but you have to be ready to take action immediately.  I focus on foreclosures and I'm happy to say that I've had good luck.  If I can help you, please let me know.

Thanks Charles Parrish! Yes, I've discussed it with the tenant (Its only $600 total)  and he has agreed to pay half.  Once again, thank you for your response!

Hello BP Pro community!  My tenant has asked me if we can replace the carpet with new flooring in the living room only.  He also said that he would be willing to pay half of the expense.  I'm definitely open to this opportunity since replacement will be needed soon plus I have an opportunity to get it done at half the cost.  My question is, is this a problem? I do want to get something in writing that says that the tenant will not be reimbursed in any form or fashion for his half of the cost.  And that, of course, after installing it will be part of the house and I have full ownership of this improvement.  Thoughts????  Plus does anyone have any written agreement template for this type of situation that they are willing to share???

I finally purchased my first investment property!  I've done a lot reading (to include The Book on Managing Rental Properties by Brandon & Heather Turner)and research.  My question is, since service animals are not considered pets according to American Disability Act, do applicants have to provide some sort of written proof that these animals are legally considered service animals?  Plus, can a "cleaning service charge" be added to clean up the property after a tenant vacates?
