@Ruben Espejel Hi, I invest in the area as well and happy to help. Are your clients looking to offload their portfolio to have capital to invest in their new franchise?

Yes, do you know them?! Let's connect.

Yes, depends on your goals.
But, as in any deal, you make your money when you BUY (correctly).

@John Underwood absolutely, love that strategy! Do you also have properties in the Smokies?

@Collin Hays I really appreciate your insight based on your personal experience in the Smokies. The long game is definitely where it's at!

My clients happen to be transitioning from STR owner/operators to food industry franchise owner/operators. They own great performing STR properties in Sevierville TN and Waynesville NC. I'm looking forward to connecting with other local owners in these markets.

This is really insightful. How many properties are being reported?

Also, I'd be curious to know how these properties are pacing in the current year, compared to monthly averages over previous years.

Being actively involved in the Great Smoky Mountains rental scene lately on behalf of my clients has prompted me to evaluate my property inventory. For those of you facing similar choices, what key factors influence your decision to hold, adjust, or even divest from properties here?

Quote from @Tim Ryan:

Hey Ruben, since I've been through this already, I am recommending you go Multifamily.  You can learn as a rookie along with the best asset class to invest in. Good luck.

I appreciate your recommendation, Tim! Which bootcamp(s) did you do? Would you do it differently if you could again?

Hi everyone! I just joined BiggerPockets on Monday and am a complete rookie (no knowledge, experience, or properties–aside from my home residence). I'm considering enrolling in a BiggerPockets Bootcamp (enrollment deadline is today!)

I'm stuck between choosing the Rookie Bootcamp and the Multifamily Bootcamp. I'm stuck because I'm a rookie that definitely wants to buy, hold, and manage multifamily rental properties.

Any thoughts or recommendations would be greatly appreciated!
