thanks @DJ Dawson I think I need to do more research on this topic to be honest. I have no idea what you mean by chunky down payment (5%, 10% or 20% of future sale value?) I do appreciate your insights  

Thank you @Chris John, @Doug Pretorius and @Nathan Gesner I do agree that this is not an option for me as it is something that I haven't dealt with before. I do appreciate all the insights you all have provided!  I wanted to get a better understanding on how this type of transaction would work.

Thanks Chris! The $2500/mo is the ~ average rent for this type of property in this area. This would not be considered above market rent and you are right when the time comes why would they pay more for the house ($650K) if the comps at the time are not at that level. 

Question for you, for a deal like this to work. Would they have to pay 1.5 or 2.0 above market rent?

Now this person is offering 650K to purchase the property in a couple of years. I am getting a feeling that he may be low balling the offer, but not sure what to do

Hello everyone,

Just to provide some background, I have purchased a single family home in the city of Salida last month. A potential tenant was wondering if I would be open to do a lease with an option to purchase. The tenant is offering $2.5k per month for 24 months and then he wants to purchase the property for $500K afterwards. I purchased the house for 455K FHA and I am not sure if this potential transaction is worth it or not. Right of the top of my head, thinking about all the sellers costs and potential house appreciate I don't know if this would be a good option for me.


Any advice on what I should do in this situation is greatly appreciated.  

I have Farmers for my single home rentals in CA but not sure if this entity is the best one

Thank you both Ryan and Keith! I have added my place to FV Marketplace and I do need to inquire with a real estate photo company to get enhanced photos and good call on the lawn. These are good suggestions and I will get right on these.

Really appreciate any suggestions

I am having a rough time getting people to view my property. I do get responses of people showing interest on Zillow but when I have an open house hardly any one shows up to view my single family rental property. I am not sure if it is the pictures that may be deterring people or the market changes. Can any one provide tips on things I can do to improve foot traffic and any ideas to get a fully qualified dependable tenant?
