I still don't get it. I understand that you grab the deal before anyone else can get it. Get it under contract then sell the contract to a buyer at a mark up price. But how do you get it under contract? Where I am from you need POF meaning pre qual letter and bank statements showing you have enough money for the down. If its such a good deal and you already have the funds to acquire the property, why not just buy it yourself, flip it or just buy and hold to cash flow, not to mention tax deductions and appreciation. If you wholesale you only make a few hundred/thousand bucks out of the deal.

for those of you who say that you can start off wholesaling with no money please explain this to me.

Not sure if this goes here, but here it goes.  So I recently purchased a multifamily home in a great location, near bus lines, freeway on ramp, shopping center 2 mins away with gym, restaurants, gas station, grocery store etc.  5 mins to walmart, theaters, medical clinic, higher end restaurants etc.  Also only 5-10 mins from Military base.  The house is an older house and rents for 1700/month, other comps in the area rent for 2300/month (upgraded).  The kicker is that they have better neighbors and is located 1 street up with newer houses.  My neighbors have extended family, dogs, probably illegal additions, minimal yard work etc.  couple houses down either direction the houses are better maintained.  

so my question is if I go with a rehab meaning re-tile kitchen and bathroom floors new cabinets and solid surface countertops paint etc, but no taking down walls.  will I be able to get the rental prices of comp properties or should I just do a simple update with laminate countertops,keep old tile flooring in bath and kitchen, vinyl plank flooring through rest of house, salvage and paint cabinets, update hardware?  the second option I feel confident that I would get 2000/month.

I dont plan on ever selling this place but a nice forced appreciation would be good to take equity out to reinvest.

@Andrey Y.  hahaha I bet its cold, I dont think I could ever live somewhere cold.  where I live it gets down to 50s and I think its freezing lol. thanks for the welcome.

Hey guys, I have signed up for this forum months ago but never had time to actually go through it or post an intro, so here I am.  My name is Royce Talbo and I am born and raised in Hawaii.  My family has been investing in real estate for years with the buy and hold, but nothing on a big scale usually only 3-4 properties at a time while occupying 1 of those properties.  My mom usually finds the deals and my dad and I would fix them up over the years.  I have owned a condo under my parents name and sold that several years ago and finally bought my own investment with my fiance. I have been struggling to buy an investment for over 5 years on my own, but could never get the financing.  I have read the beginners guide on here and several other books on real estate investing.  

My goal here is to learn techniques that will work here in Hawaii and network.  I say work here because I have been to several seminars where mainland people would come down and pitch their formula with suggested numbers from the audience only to see that it will not work.  I will be posting in other threads on the forum so don't hesitate to chime in. Thanks for reading and hope to make some new friends.
