Lucky I did not. Then had paid for their own home inspection a few months ago. My realtor did not even check on this originally. I had to poke and prod her to ask. I now have a new Realtor and things seem to be going better. I also have a local friend who is going to be doing pre-home inspections for me to avoid this in the future.

In the end I stepped away from the house. I am in no rush and want to make sure I don't get myself in over my head.

Hello all,

My name is Ryan Strickland. I am a 26 year old (new) investor looking to make my way out of the daily grind. Buy and holds are my focus at the moment due to being in a position to buy my first house. I plan on house hacking a duplex/fourplex to get myself started.  Traveling and enjoying my life is something I plan on doing before I am 56. The government idea of retirement seems like the last possible exit strategy rather than the "ideal".  

I look forward to meeting other people who are new and determined so that we can all grow together and hopefully become friends in the process.  Feel free to message me and say hello. I would love to attend any meet-ups in the area and learn what I can.

I just wrote out a question but actually found the answer. If anyone is looking for the little orange book that Brandon and Josh reference a few times in podcasts its the 1-2-3 Home improvement book from Home Depot. Just a sticky for everyone.

Does anyone have suggestions on other common break fix books? Possibly some can comment on the issues they see the most in rental properties and then we can attach the best book to them.

Hi all!

So i'm having some trouble. I have been looking in my area for duplex-fourplex homes to invest /househack. My issue is that its hard to tell if a seller is willing to deal with a Va loan or not. The below is a house I just looked at this pass week. You can see that they have the VA listed as a loan they would deal with. What im wondering is, do realtors usually keep this in mind when making the listing? I dont want to ignore a house just because a relator doesnt know how VA loans work (as most real estate agents seems to know 0 about).

at first i thought it was VA qualified but this one failed inspection HARD.

So my question is this, should i call and check on every house, even if it doesnt have VA showing?

Finally got the home inspection from another buyer that was looking at this place. Mold and termites through out. Guess its a good thing i was delayed. I did not think the buyer was able to lie about something like that though.

I have a home in the Charlotte NC area that is going for $139k. Im looking at 2,500sqft with appliances in the house in good condition. The cashflow is sitting around $911 a month. The house is amazing.

The issues is that the seller is attempting a short sale. The deal has fallen through twice in the past 1 1/2 years. This makes me nervous as I don't want my money tied up in escrow for 6 months just to find out he got approved for the short sale but declined to accept the remained as an unsecured loan. I do not know yet why the deals fell through (agent is looking that up now). But its either the seller was approved for the short sale and then decided he didn't want to remainder as another loan, or the short sale was denied.

Any suggestions on this?
