I was contacted by AurHomes based out of Omaha Ne, From what I am told they are hired by an employer to find a tempory place for an incoming employee to live. They asked me if I would consider a 3 month lease and told me it would be their company on the lease so I know I would be paid. first has any one ever delt with them? Any pros and or cons to renting to them? Should I put both the company and the actual people liveing there on the lease? Any thoughts or suggestions would be appericated

I will start using the phone more I prefer emails over phone calls as my phone rings enough during the day and emails let me get back to people in blocks when it works for me, Has any one ever done a pre questionare before you show a property?

I have done the open house set up twice and didnt have very good results but will keep trying

I am new to the rental world. Currently I have 4 rentals, I have gotten my easer 2 rented the two I am left with are both completly redone and very nice houses, they each have some crappy neghibors but are still in good areas.

I keep getting stood up for showings. I use to wait around for 20 mins before I would call it a no show and now I have a 5 min pollicy. Im getting fed up with this.

How you do your show your houses? I place ads on craigslist and then set up times via email I would say I get stood up half the time if not more. Any tips on how you do it or questions you ask would be ver ymuch appericated

the area is a good area I just live 10 blocks away, I really dont care how long as if I havent sold it by june I will send the guys in and the rehab the property.

Great questions
1. I paid next to nothing for the house so selling the lot for 2x would still be the cheapest buildable lot available in town and that includes the bad areas. I am willing to sit on it for a couple of years, or depending on how the house goes I may just donate it to habitat for humaniy as I do alot with them.
2. Our city dose have a rental inspection program so I hadnt thought about that with leaseing I just know the process to get the house back should they not pay me. Wouldnt it take me up to a year to get the house back if I sold on contract? Im in IL and I can charge what ever I like for interest

What is a WH Deal?\
as for fixing it I can send one of my crews in and do all the repair work which is why I bought the house it was just priced soo cheap for our market I thought about just reselling it to make some easer money than actualy doing the flip.

I have a house I bought for X I then split it into two lots, one empty buildable lot and one with a house that needs alot of work.

Currently I have the house for sale for 3X and the lot for 2x
I would prefer a straight up sale but if not whats he best way to get it moved?

option 1
take x for a down payment and hold a note for 2x at 29% for 2 years

Option 2
Sell an option to buy for $1 for x up front and then lease payments that equal 2x at 29% over 2 years

What other options might I have I paid cash for the property so I can do what ever in terms of title

First off I have purchased all of Roberts books and his cash flow 101 & 202 game. I loved rich dad poor dad and have read it probly 20 times and recomended it a ton to a lot of people. I love playing cash flow as I learn something new every time I pay the games or reread one of his books.

I recieved an email about a Rich dad forclosure webinar and decided to check it out. It was a complete waste of 2 hours. The guy that was putting it on was clueless and gave horrible advice to people. He told people to take hard moneys loans and there were no risks invloved with having to refinance into a convental note 6 months down the road. Im just fuming right now!!!!! This type of crap is what helped cause the mess we are in.

As I said at the beggining I am a fond robert kiyosaki supporter. Mayber I just got a bad instructor but WOW

Has any one else had an experience with this class? Is this what is to be expected with their webinars?

I tend to do deals others wouldnt and it works so long as your buy it right. IE next to nothing. Id have a plumber friend come with you and give you a price to re do the entire sewer line and water lines all the way out to the mains. The mains would be the citys problem not yours. that way if the concrete harded in the traps or clean outs you know it will be cheaper than re doing every thing. Figure the worse case and price accordingly and its hard to go wrong.
