Hello,

Does anyone have a recommendation for a commercial realtor in Houston, mainly dealing with warehouse/industrial park type facilities? We're looking for someone with knowledge of the greater Houston area since we're not sure exactly what part of town we are interested in yet.

I see these everywhere and by all different companies . Are these usually franchises? Do you buy the raw land and they build but you own and manage? I'm just curious as I've heard these can be very lucrative, but are you giving a huge chunk to the storage companies themselves? Why aren't there just standalone, totally private facilities? They all seem to be chains.

For investors who know the Houston market, besides hooking up with an agent, are there sources of demographic information for specific zip codes in Houston? Can I review local economic development plans or major road plans to see what areas might be poised for growth or expansion? Are these types of documents public record or do you have to officially be in the business in some capacity? Thanks.

Yes, sorry about all of the long questions....I tried to just throw out a bunch that were on the top of my head. There are many more where those came from!

I'm just really not sure where to even begin. I want to begin by finding some more experienced people as the first step to establish a connection with. I'll keep an eye out for fellow Houstonians and go from there.

Hello,
I recently introduced myself on the new member forum. I'm really glad to be here. But it's been information overload for me. I'm reading multiple books, listening to BP podcasts (amazing information there!), and reading through the forums. I think I have more questions now than when I first became interested.

This is directed towards Houston REI's.
1. How do I learn the overall market conditions in Houston? I know it's a seller's market in general, but area wise Houston is so big I don't even know where to start looking. Even if I limit myself to a 30" drive, there is so much real estate in different niches that it's mind boggling. Are there industry sources of local real estate news that we can access to gain insight into what the hot areas are or what might become hot? What areas might be better for rental properties over flipping, etc.?

2. How do I find a target neighborhood? Do I find an agent first, and if so, how? Is there a way to network with agents who are on BP specifically? I know in a seller's market, flipping becomes a little more difficult, so I just don't know what to focus my energy on learning about, holding, flipping, both....

3. Is the Houston REIA club, rich club.org a good group to get involved with?

4. To protect myself personally do I need to set up an LLC or similar before I do my first deal? Does a Real Estate attny set this up, or any attny can do this? Is it a good idea to read a textbook on Texas RE law and contract?

5. In setting up a company to begin are there any guidelines on naming that company? I've heard that some people set up separate LLC's for each property that is flipped, for example.

I think I have about 100 more off the top of my head; basically I'd like to find out how to get to know fellow investors in Houston and develop relationships. I'm very motivated to learn, but I am working full time for the foreseeable future, so I need to start small.

Hello-
My name is Robert Scholl from Houston, TX. I am new to real estate investing with no experience at all. Fortunately I came across this site and am discovering a wealth of information to educate myself. I've always been interested in breaking into REI, but never had the courage or felt I had the knowledge to start. In fact, I still feel that way and have no idea how to dive in. I am not sure what avenue of investing I'd like to pursue, but am interested in potentially making a second career out of it.

I am currently fully employed in a professional level medical career and need to continue with my current post for the foreseeable future. I feel I can gain the education and confidence from this forum and the vast experience of the members.

I'm anxious about getting starting in the Houston market as a boom is on the rise and I'm sure competition is fierce, although this is a good thing. I hope to network with other Houston area real estate people to gain experience and education and develop close business relationships based on trus, and integrity, and mutual benefit.

I'm very much looking forward to my time with everyone. Thanks for a great site.
