@Joe Villeneuve. What about this example? T/B and I agree to an option with a purchase price of $150,000. Option fee is $7,500. What price goes on the purchase agreement?

Can the investor credit the tenant/buyer an amount equal to the option fee at closing as long as it's in the purchase agreement?

I haven't been on here in a while but just wanted to let everyone know that our house is under contract after just 11 days on the market. Proof that if you price it right up front it will sell quickly. We only came down $1400 from our list price as well. Tenants move out Mar 31, closing is on Apr 4. Worked out almost perfect!

Hi everyone. I have been following BP for a couple years now and have learned quite a bit so far. I am currently in the military so i move every 2 years or so; it has been difficult to establish an investing rhythm to say the least. During my remaining time in Virginia, I'd love to wholesale a few deals in order to build up some cash to buy another rental unit in the next 12-24 months. Any tips and fellow Hill City investment advice is much appreciated. I currently own 1 unit in Manhattan, Kansas that I lived in for almost 3 years before we rented it out. It is currently occupied through March of 2014 and cash flows every month, but I look forward to taking more action in 2013!
