@Dmitriy Fomichenko exit strategy includes a refinance at the five year mark and me buying his portion back. That way I could get the required loan from a lender. I do like your mention of bringing him on as a debt partner though.

I want to purchase a property with my SD IRA and intend to bring in a partner to help with the down payment. Any experience out there with equity vs debt partners? If we do a joint venture, what are the tax implications for both of us knowing I am using my IRA and he is not. The deal will be non-recourse seller financing. How are the bills paid and income received?

@Kevin Chang federal law protects military members when they move but there should have been a clause in the lease outlining this.

Negotiating on a 12 unit currently. Owner is willing to owner finance but he's only half motivated. But it feels good to have a bite!

I'm sure there are plenty of folks that do deals with elderly owners; has anyone experienced a time where they've done a seller-financed deal and the seller dies before the terms were met? Or a master lease agreement where there is still time left on the lease? Thanks! - Bob

Hi all. What are your thoughts on contacting sellers directly that have property listed with a broker/agent? Many times I read that going direct with sellers produces some of the best deals, but what if it's listed with an agent and things seems to be taking longer than desired? Another thought-agents are reluctant to try creative strategies because they're looking for that commission check. Thanks!
