Hey gang,

We're bringing more units online at our property in 2024. I'm currently looking into Resnexus for a PMS as they have a fantastic direct booking capability for multiple units on the same property where the booking engine will show a guest all of the different room options available for their selected time window.

I just did a walkthrough with a Resnexus rep, and the platform looks mostly adequate, but there are a couple obvious missing features (like automated texting or messaging for cleaning/operations staff) that I can work around if needed, but I'd prefer not to.

What other PMS options have this kind of functionality that I should look into?

Have you looked for a major cleaning service like Merry Maids or something like that? They will have staff to cover cleanings if the main one is down.

I've called a number of the larger services. Most of them won't service our area and/or STRs. I can dig back into search results and see which of these types of vendors I may have not gotten to call last time.

The thought has crossed my mind. There's one place in particular that's got 6 or 8 units who's in the vicinity. I'll do that.

Hey gang, I'm a first time property manager, running a ranch house on 53 acres ~75 min outside of Austin.

It's going great overall, but by far the biggest challenge I've had is finding a cleaning service that A. Services STRs and  B. Will work 65 miles out of town.

I tried Turno and after a couple mediocre-to-poor experiences found someone we are reasonably happy with. Only problem here is lack of redundancy – if she gets sick or an emergency comes up we're out of luck. In other instances I've already had to staff 2 cleanings on VERY short notice (like same day). NOT fun.

I've also tried a couple of cleaning agencies. One of them does an ok job, but their cleaners don't speak English so it's hard for our onsite manager to communicate well with them, and overall they haven't been as detail oriented as we want. The second sent a team for the first time yesterday, but one cleaner didn't show up and the one who was there did the poorest cleaning we've had yet.

It's been a big challenge to solve for both redundancy (hiring teams as opposed to individuals) as well as consistency (ability to communicate and improve over time).

We are bringing 8 more units online on this property next year so these challenges will only amplify if we don't get some things figured out.

Our service provider here are much more limited than they would be if we were closer to Austin. I'm a little unsure how to approach this, but I have to imagine that others have figured this out. How?!

I just had to share some praise for our experience with Noe, who's part of the David Greene team based out of San Diego.

Me and my lady are newer investors – 1 SFH rental, 1 flip under contract, and I property manage an AirBNB/retreat center, all in the Austin area.

We make the choice to leave Austin and find our next home base to invest in. San Diego was at the top of our list to check out, so of course we got in touch with the David Greene team.

We ended up being paired with Noe, who was so awesome to work with. He's super knowledgeable about the San Diego area and has a very solid background with rentals, STR arbitrage, small multi family, and more. Noe was able to confidently advise us on the million questions we had about investing & renovations with single or small multi family in the area.

In the end we've decided to plant roots in Boise, where I'm originally from, which was a bummer because we would have loved to work with him! In the future if we decide to make moves in the San Diego area Noe will be the first person we call. I would recommend him in the blink of an eye to any investor interested in single or small multi family in the area.

Ah, cool. I hadn't had the chance to dig deeper into the NAR website. Thanks for the pointers.

I'm honestly a little unclear what I'm looking for exactly as I'm still getting a handle on what info is available and what is useful to me. But things like month/month data for DOM, list price, inventory levels...

I know that some of this is available on Realtor.com, etc, but I was curious about a platform that is more oriented toward professionals.

What website(s) do you use to look at and compare real estate market data?

Redfin, realtor, etc all obviously have their data... are there other websites any of you use that might be suitable for more data-savvy people who are interested in e.g. cross-market analysis or getting more refined data for individual markets?
