Thanks @Quinn Stewart for starting this and thanks for all the helpful info so far everyone. I've been hunting in Daytona Beach for an STR since the start of the year. The info on investor groups is very helpful as well. Thanks @Chad Shultz. Wondering if anyone could shed light on non beachfront property on the shore-side in the Daytona area. Are the numbers worthwile or must you buy direcly on the beach?

No team yet @Annabelle Lee I have one other individual willing to partner on property who's a former property manager for a large developer in the Toronto region. I've reached out to a couple of mortgage brokers but as someone fresh out of law school I have small cash flow and substantial debt which is not a favorable situation for lenders. Any suggestions of how to get financing in my situation?

Thanks Giuseppe, for the thread. I'm another Canadian new to investing and have been trying to get educated on the best way to enter the real estate market with little cash flow. I too am wondering if wholesaling can work in Canada. Jeff, I agree with you about the Toronto market, and  it's true (I think) that Canadians are a bit more risk averse than our US counterparts but there must be areas in the country (i.e. outside of the major hubs) where rehabbers or landlords are looking to buy without a realtor. 

If the wholesale thing is a complete no-go in Canadian markets, I would appreciate your thoughts on what you all think I should do with 5k out of the gate to get started.
